7 Factors That Will Decide Sector 86 Gurgaon Property Prices at Launch

Sector 86 Gurgaon Prices and L&T Realty has not announced a price for its Sector 86 Gurugram project as of 9 October 2026, and no RERA registration is live. Seven factors will set the launch rate. Land comes first: the company paid ₹1,123 crores in cash for about 20 acres with 3.6 million sq.ft. of development potential, or about ₹3,119 per buildable sq.ft. Building costs remain about 4 percent above pre-crisis levels, the repo rate rose to 5.50 percent on 7 October 2026, and Delhi NCR’s average new home price reached ₹9,980 per sq.ft. in July to September 2026.
L&T Sector 86 Price: Why Online Figures Do Not Match
Search for this project today, and you will find rates anywhere from ₹18,000 to ₹32,000 per sq.ft., land sizes of 18 or 20 acres, 7 or 9 towers, and possession dates of 2031 or 2032. Even the sector number changes from page to page.
None of these figures come from a developer disclosure or a Haryana RERA filing.
What is on record is narrower and more useful: the land deal, the company’s own statements on costs and pricing, and the market and interest rate data released in the last few weeks. The 7 factors below use only that record, so you can test any price you are quoted against it.
L&T Gurgaon Land Deal and What It Means for Price per Sq.ft.
L&T Realty Properties, a wholly owned subsidiary of Larsen & Toubro, signed the share purchase agreement for International Green Scapes Ltd on 10 April 2026 and completed the acquisition on 13 April 2026 through an all-cash transaction. Incorporated in 1993, International Green Scapes holds residential development licences in Gurugram, giving the proposed L&T Sector 86 Gurgaon development a foundation linked to an existing licensed entity rather than raw agricultural land.
Per acre, the price works out to roughly ₹56 crores. Spread over the buildable area, it gives the per-sq.ft. land figure in the summary above, which all later costs are added to.
The company’s CEO and MD, Anupam Kumar, said in October 2026, “We do not acquire land when the economics are unattractive.” For a buyer, the practical reading is simple: the launch rate has to recover this land cost plus construction, approvals, and margin. Why a parcel of this size changes those economics is covered in our piece on large land parcels in Gurgaon’s luxury market.
Construction Cost and L&T Realty’s Pricing Approach
Building costs rose sharply during the West Asia crisis. According to Kumar, they peaked 5 to 6 percent above earlier levels before easing.
Two of his other statements matter more for your budget. First, “We did not raise prices when costs increased,” suggesting the company absorbed the spike instead of passing it on. Second, L&T Realty plans to use precast and automated construction to cut build time from about 4 years to 2.5 years.
Faster construction lowers the developer’s interest cost on the project. It also brings possession closer, shortening the period when you may pay rent and an EMI together.
Property Prices in Gurgaon Trend for 2026
Delhi NCR recorded the highest annual price growth among India’s 7 largest housing markets in July to September 2026, rising 12 percent to ₹8,900 per sq.ft. from ₹ 8,000 a year earlier. Unit sales did not follow: 13,765 homes were sold in the quarter, 1 percent fewer than a year before.
Higher land and construction costs drove most of that increase, including rising land rates in Gurugram seen in development authority auctions. Over 34 percent of new NCR supply in the quarter was priced above ₹2.5 crore.
For a New Gurugram launch, this mix points to a cost-led market rather than a demand rush. The developer’s leadership expects price growth in top markets to settle at around 10 percent. For sector-level data, see our Sector 86 price trends guide.
Repo Rate Hike October 2026 and Home Loan EMI
The Reserve Bank of India raised the repo rate by 25 basis points on 7 October 2026, ending a 4-policy-review hold at 5.25 percent. It also raised its FY27 inflation forecast to 5.2 percent and changed its stance to calibrated tightening. Governor Sanjay Malhotra said the next move will be either a hike or a pause.
A rate hike works on a launch price from 2 directions:
- Developers pay more for construction finance, which raises the cost of holding unsold homes.
- Buyers qualify for smaller loans at the same income. On a ₹2 crore, 20-year loan, every 0.25 percentage point added to the rate raises the EMI by roughly ₹3,100 a month.
L&T Realty Project in Gurgaon: Launch Phasing and Approvals
The company puts its combined launch potential across Gurugram, Bengaluru and Mumbai at ₹25,000 crores. The company says launches will be phased; their pace depends on how quickly approvals come through, and it aims to keep at least 12 quarters of ready-to-launch projects in hand.
Phasing shapes what you pay. The first release sets the reference rate, and later releases are priced against that reference and against visible construction progress.
No carpet area, price, or possession date is final until the project appears on Haryana RERA. Our list of things to check before buying property in Sector 86 covers what to verify once that registration is live.
Pre-Launch Projects in Gurgaon: What Changes the Price of Each Unit
Within a single tower, unit prices move on 5 variables. Compare them line by line:
- Carpet area, which RERA makes the legal unit of sale.
- Floor level, where the developer applies a floor rise charge.
- View and tower position, such as park-facing or corner units.
- Inclusions, since EDC, IDC, car parking, and club membership may be included in the base rate or charged on top.
- Payment plan, because a down payment option and a construction-linked plan are priced differently.
Our Desk’s Read on the L&T Gurgaon Launch Rate
Our view on this parcel is simple: the price is not known, but its floor is. When the price list arrives, we would read it in 3 steps.
- Compare the base rate with the land and construction figures in this guide. The gap tells you how much brand value and margin have been priced in.
- Ask for an all-inclusive cost sheet. Charges kept outside the base rate can change the final cost by several lakhs.
- Check the loading. A per sq.ft. figure means little until you know whether it applies to carpet area or saleable area.
“Read the payment plan before the price per sq.ft. In a rising rate cycle, the plan decides what you actually pay.”

Which BHK sizes will the L&T Sector 86 Gurugram project offer?
The project is planned with 3 BHK and 4 BHK apartments, and the developer will confirm the final configurations at launch. It recorded presales of about ₹10,000 crores in FY26 and has development potential of over 70 million sq.ft. across Mumbai, NCR, Bengaluru and Chennai.
