Is Sector 86 Gurgaon a Good Place to Live for Working Professionals?

Sector 86 Gurgaon suits working professionals who drive to jobs along NH-48, in IMT Manesar or on the Delhi side of the Dwarka Expressway, but in 2026 the real test is weekly road time and toll cost, not distance. Gurugram’s office stock crossed 100 million Sq.Ft. in 2026 and is projected to reach 120 to 125 million Sq.Ft. by 2030. Dwarka Expressway users have paid toll at Bijwasan since November 2025, the FASTag annual pass costs ₹3,075 for 200 crossings, and the Kherki Daula plaza is set to move to Kukdola under an October 2026 tender.
Sector 86 Gurugram Distance from Major Office Hubs
Typical drive times from the sector by car, which stretch at peak hours:
- Dwarka Expressway: about 10 minutes
- NH-48 and IMT Manesar: about 15 minutes each
- Cyber City: 35 to 45 minutes
- IGI Airport: 40 to 50 minutes
Multiply those times by your office days. A Cyber City role with 3 office days a week adds up to 3.5 to 4.5 hours of driving every week, while a 5-day job in IMT Manesar adds up to about 2.5 hours. In weekly hours, the full-time Manesar commute is the lighter one. Road and water works around the sector are tracked in our Sector 86 infrastructure guide.
Gurgaon Office Market 2026 and New Job Hubs
Over the 5 years since 2021, Gurugram leased about 40 million Sq.Ft. of office space, and international occupiers took about 17 million Sq.Ft. of it. Global and domestic firms are now building large-format campuses, and life sciences and aviation companies have started to look for space in the city.
A new employment cluster is also planned near the sector. HSIIDC is developing Global City, a mixed-use business township of about 1,000 acres near the Dwarka Expressway, aimed at global companies, financial institutions, and technology firms.
Dwarka Expressway Toll Charges for Daily Commuters
Office-goers who use the Dwarka Expressway toward Dwarka, Aerocity or the airport cross the Bijwasan plaza near the Delhi border. Car rates revised from 1 April 2026 are:
- Single journey: ₹225
- Same-day return: ₹340
- 50 trips: ₹7,550
- Local monthly pass for residents within 20 km: ₹350
Paying the return rate on 22 working days a month works out to ₹7,480, a monthly cost that fits any Dwarka Expressway property investment plan for a Delhi-side commuter.
FASTag Annual Pass for Gurgaon Office Commuters
The annual pass is accepted at about 1,150 fee plazas on national highways and national expressways, including the Dwarka Expressway, and it is meant for private, non-commercial cars. Divided across its trip limit, each crossing costs about ₹15.
- Full-time Delhi-side job: 2 crossings a day on 22 days uses 44 crossings a month, so the pass lasts about 4.5 months and costs roughly ₹680 a month.
- Hybrid job with 3 office days a week: about 26 crossings a month, so the pass lasts about 7.7 months and costs roughly ₹400 a month.
- Resident within the local radius: the local monthly pass listed above remains the cheapest route, if your address qualifies.
Kherki Daula Toll Plaza Shifting Latest News
The existing plaza on NH-48 will be replaced by a new plaza at Kukdola near Pachgaon, about 12 km away. NHAI’s tender is for a gantry-based, multi-lane free-flow system where ANPR cameras and RFID readers charge vehicles without stopping, and technical bids were due to open on 23 October 2026.
The system is due within 3 months of the contract award, and the new plaza and the Dwarka Expressway plaza will work as integrated fee plazas. If your weekday route on NH-48 crosses the current plaza today, this is the change to track before you decide on a home in Sector 86 New Gurgaon.
Nearest Metro to Sector 86 and Rapid Rail Plans
Sector 86 has no operating metro station, so rail plans will determine how this improves. The most important one for office-goers is the Sarai Kale Khan to Bawal Namo Bharat corridor, estimated at ₹32,000 crores with about 22 stations along the NH-48 alignment through Manesar.
The Public Investment Board cleared the corridor in November 2025. As of September 2026, it was awaiting Union Cabinet approval, while NCRTC had started geotechnical investigations and utility shifting along the route.
Bus Service in New Gurugram for Office Goers
In August 2026, residents of Sectors 79 to 102 asked GMCBL for daily buses to Millennium City Centre, Cyber Hub and Dwarka Sector 21. A resident survey of about 10,000 people found that nearly 60 percent of the demand came from office-goers heading to Dwarka and industrial workers travelling from Delhi.
GMCBL has received the first of 25 electric buses under the PM e-Bus Sewa scheme for growing sectors, and it has proposed 20 intercity buses on 4 routes linking Manesar clusters with Dwarka Mor, the Sector 21 metro interchange and the Sector 10 bus stand.
Our Advisory Desk on Office Commutes
When salaried buyers come to us about Sector 86, we start with 2 questions: where is your office, and how many days a week do you go in? Price comes after that, because those answers change the monthly cost of living here.
For households with 2 earners, we work out the route, the plazas crossed and the weekly hours for each person separately. A Delhi-side job and a Manesar job from the same flat can mean very different toll bills, so we put both numbers next to the EMI.
We also ask buyers to drive the route at 9 am on a working day before they book. Daily life beyond the commute is covered in our guide to living in Sector 86.
“Budget the commute the way you budget the EMI: every month, in rupees and in hours.”

Frequently Asked Questions
Where is Sector 86 in Gurgaon?
Sector 86 is in New Gurugram, near the junction of NH-48 and the Dwarka Expressway, with road links to the Southern Peripheral Road. By road, you are about 23 km from Cyber City via NH-48. Civic works in the sector, such as master roads and bulk water supply, come under the Gurugram Metropolitan Development Authority (GMDA).
Who can get the Dwarka Expressway local monthly pass?
You can apply if you live within the designated radius of the toll plaza. You need address proof that matches your location, a FASTag linked to your vehicle, and verification at the toll office. The pass cannot be transferred to another vehicle, and if you do not qualify, you pay the standard toll rates.
How do you buy the FASTag annual pass?
You can buy it only through the Rajmargyatra app or the NHAI website. After your vehicle and FASTag are verified and you pay, the pass usually activates within 2 hours on your existing FASTag. Your vehicle registration number must be linked to the tag, and tags registered only with a chassis number are not eligible.
Will the Sector 56 to Pachgaon metro have a Global City station?
Yes. The detailed project report for the Sector 56 to Pachgaon metro includes 28 stations, with a dedicated station for the township in Sector 36A. HSIIDC has committed ₹1,500 crores to the project. Construction can begin only after the Chief Minister approves the report and the project receives its statutory clearances.
How can you track Gurugram city buses?
You can track GMCBL buses on the Gurugaman app once services start on a route. To support its electric fleet, GMCBL has 6 charging stations working and 12 more planned to serve 36 e-buses. Two private firms have also formed a company to operate 100 e-buses and set up charging at the Sector 10 depot.
What kind of companies are investing in Gurugram offices?
You will find global firms, domestic groups and institutional investors in this market. About $6 billion was invested in Gurugram office assets and land between 2018 and the first quarter of 2026, about 59 percent of the city’s office stock is green-certified, and foreign universities have taken space in Grade A technology parks.
Is parking planned for car commuters at the L&T Sector 86 project?
Yes. The project plans parking across 3 basement levels for a master plan of 7 towers. For a household where each earner drives to work, ask how many parking slots come with your apartment and where visitor parking is located before comparing it with other homes on your list.
