Sector 86 Gurgaon Infrastructure in 2026: How to Check Everyday Accessibility

Sector 86 Gurgaon infrastructure is road-led in 2026. The sector is part of New Gurugram, about 10 minutes by car from Dwarka Expressway and 15 minutes from NH-48 and IMT Manesar, with IGI Airport 40 to 50 minutes away depending on traffic. Bharat Ram Global School, Shishu Kalyan Senior Secondary School, and DPS Sector 84 are each about 10 minutes away, and SS Omnia Mall is under 10 minutes. There is no operating metro station yet, so daily travel here depends on a car until a proposed line moves past the planning stage.
Those drive times describe one clean trip at a quiet hour. Your weekday depends on the junctions, flyovers, metro plans and water lines around the sector, so this guide checks each one and marks what is open, what is tendered and what is still on paper.
Dwarka Expressway Status in 2026
Both halves of Dwarka Expressway are open. The 19 km Haryana section opened on 11 March 2024 and ends at Kherki Daula on NH-48. The 10.1 km Delhi section followed on 17 August 2025, connecting Shiv Murti with the state border via Dwarka Sector 21 and giving direct access to the Yashobhoomi convention centre.
The roads that feed the expressway are the weaker link. In May 2026, GMDA allocated about ₹90 Cr to rebuild roughly 50 km of master, internal, and service roads connected to it across Sectors 81 to 115, with work due to start after the 2026 monsoon.
Dadi Sati Chowk Flyover in Sector 86
Dadi Sati Chowk is in Sector 86 itself. GMDA has government approval for an 840-metre, 3-lane flyover here linking Sectors 85, 86, 89 and 90, at a projected cost of ₹59 Cr. In April 2026, officials said they would likely float the tender within a week.
Officials are planning a second 3-lane flyover at Shaheed Rao Ranjit Singh Chowk in Sector 84, about 1.5 km away on the corridor towards IMT Manesar. GMDA has also taken up rebuilding the master road that divides Sectors 86 and 90 and links Dwarka Expressway with IMT Manesar.
Sector 86 Gurgaon Metro Route and Status
The line to follow is the proposed Sector 56 to Panchgaon metro. At a state review on 11 September 2026, the 35.25 km, 28-station corridor was shown passing Sectors 56, 61, 65 and 66, Kherki Daula, Global City, New Gurugram Sectors 84, 86 and 90, IMT Manesar and Panchgaon.
Officials asked agencies to finalise a revised detailed project report, and no construction start date has been announced. Our guide on investing in Sector 86 Gurgaon outlines other factors to weigh before buying.
SPR Elevated Corridor and the Cyber City Commute
Cyber City is 35 to 45 minutes from Sector 86 by car, making it the first commute to test for anyone working in older Gurgaon.
GMDA has tendered a 4.2 km, 4-lane elevated corridor on the Southern Peripheral Road from Vatika Chowk to NH-48, estimated at ₹755 Cr. It is designed to bypass Rajiv Chowk and Subhash Chowk, with 30 months allowed for construction once the contract is awarded.
Sector 86 Gurgaon Water Supply
New sectors from 81 to 115, including Sector 86, draw treated water from the Chandu Budhera plant. In April 2024, it ran 3 units of 100 MLD each, with a fourth 100 MLD unit under construction. By September 2026, Gurugram as a whole received about 720 MLD from Chandu Budhera and Basai together.
L&T Aravista Location and Site Access
The site of L&T Aravista covers 20 acres on a corner plot bordered by 2 existing 84-metre roads. There are access roads on all 4 sides, no revenue road passes through the land, and parking is in 3 basement levels.
Entry from more than one side gives residents a choice of routes during peak hours. It is also the one part of an L&T Aravista investment case that does not depend on another agency’s timeline. Sector 86 Gurgaon Infrastructure 2026.
How to Check Location Connectivity Before Buying a Flat?
We sort every piece of infrastructure around an address into 3 bands before advising a buyer on Sector 86 Gurgaon real estate.
- Open today: Dwarka Expressway, NH-48, the existing sector roads, nearby schools and the mall. This band decides daily comfort from the day you move in.
- Approved or tendered: The Dadi Sati Chowk flyover, the SPR elevated corridor, the master road rebuilds and the feeder road repair package. This band shapes resale over the next few years.
- Proposed: The Panchgaon metro and the Sector 84 flyover. This band should never be priced into what you pay today.
We then map L&T Aravista nearby locations by trip rather than by distance, repeating 6 drives at real hours:
- Office at 9 am and again at 7 pm
- School drop-off in the morning and pick-up in the afternoon
- Groceries and pharmacy on a weekday evening
- A late-night hospital run
- The airport with luggage, at the hour you would fly
- A weekend visit to Delhi
The last check is utilities. We ask which water and sewer line the project will connect to at handover and whether that line is already laid on the sector road. Lifestyle factors beyond roads are covered in our guide to living in Sector 86 Gurgaon.
Sector 86 Gurgaon and L&T Aravista FAQs
What is the starting price of L&T Aravista Sector 86 Gurgaon?
The 3 BHK at L&T Aravista starts at ₹4.5 Cr onwards. This is an indicative base price that excludes taxes and statutory charges. You can choose between 3 and 4-bedroom homes; each tower has 4 apartments per core, and the apartments include 10 ft decks for outdoor seating.
When is possession and what is the RERA status?
Possession is planned for September 2032, subject to the date declared under RERA. The project has applied for registration, and a RERA number is not yet available. You can track the application on the Haryana RERA portal by searching the promoter name, and the declared possession date will appear there once registration is granted.
How many towers and homes does the project have?
The master plan has 7 towers with around 900 homes in total. Phase 1 releases 3 of these towers with approximately 400 units, and each Phase 1 tower rises to G+37 floors. You will be choosing from this first release, since the remaining 4 towers come in later phases of the same plan.
Who is the developer and design team?
L&T Realty, the real estate arm of Larsen & Toubro, is developing the project; the company was established in 2011. Hafeez Contractor is the architect, Bobby Mukherjee is handling the interiors and WATG is leading the landscape design, so you can look up each firm’s completed work before you shortlist a tower.
What amenities and open space are planned?
You get about 1.25 lakh sq.ft. of club and amenity space, including a swimming pool, gym, tennis, badminton, and squash courts, jogging and cycling tracks, a spa and salon, a café, and a children’s play area. More than 80% of the land stays open, including about 10 acres of central greens and a proposed 5-acre water body.
Does Dwarka Expressway property demand reach Sector 86?
Yes, the expressway widened the pool of buyers and tenants who can consider Sector 86, because the sector is now a direct drive from Delhi and the airport. Demand here still depends on pricing, the developer’s delivery record, and how fast feeder roads, flyovers, and public transport catch up with the main highway.
